Nature – Filled or Nature – Free

Finding the Perfect Home—No Matter What You Want

Over the years, I’ve called many places home—a single-family house in the suburbs, a country home, an apartment, a walk-up condo, a high-rise, a gated community, a lake-view retreat, a home that overlooked a cemetery, one with a front-row seat to a neighbor’s bathroom (not ideal!), and even a mobile home.

But no matter where I’ve lived, one thing has always been constant: nature is never far away.

Some people don’t think twice about trees, creeks, birds, or even the occasional coyote or bear. Me? I seek them out. Whether it’s birdsong in the morning or the rustling of leaves in the wind, I find comfort in nature.

Even in the heart of Dallas, nature can surprise you. In Oak Cliff, we’re lucky to have a backyard creek, towering 80-year-old trees, and a view of the golf course. When I lived in a high-rise, Turtle Creek and the Katy Trail were just across the street.

I’ve helped people find homes that connect them to the outdoors, and I’ve helped others who prefer city views with not a single leaf in sight.

No matter what you’re looking for in a home—nature-filled or nature-free—I’m here to help. Let’s find the perfect place for you.

Ya’ll’d’ve

As Southern As It Gets

Howdy, y’all! Let me introduce myself. Doug Wingfield here, born in Arkansas and having spent most of my life in Texas, I reckon I’m about as Southern as it gets.

When you work with me to buy or sell a home, you’ll quickly find that I’m forthright (a very Southern trait), honest (another Southern hallmark), and just plain kind (definitely a Southern thing).

Now, I do my best to hide my accent, but it’s pretty funny when I’ve been at our house in Hot Springs, AR for a spell. I tend to come back to Dallas with a bit of hillbilly slang and twang. One of my smart-aleck friends is always quick to call me out, of course.

A typical day as a REALTOR® might have you hearing me say things like:

  • “Y’all need to look at this house pronto!”
  • “Yes ma’am, this home does come with that clothesline in the backyard.”
  • “I was fixin’ to call you!”
  • “The open house was rough as I was three sheets to the wind last night.” (definitely an exaggeration, I’m a mindful drinker)
  • “OOH. Look at this place; it’s a mess.”
  • “Well, that wall color was an idea.” (could also refer to landscaping or décor)
  • “Look over yonder! Is that a cow I see?” (selling homes in the country)
  • “Now don’t throw a hissy fit. We’ll work this out with the buyer, ya hear?”
  • Ya’ll-d’ve sold this house by now if you called me instead of Bubba!”

And of course, we’ll laugh—a lot (a very Southern thing). I promise you, we’ll laugh through the whole home buying or selling process. You can count on that, ya hear?

If Tables Could Talk

A New Format:  1-Minute-Read blog

If Tables Could Talk

In interior design, tables are more than just furniture; they’re storytellers of style and functionality. Let’s dive into the world of tables, where beauty and practicality coexist.

Coffee Tables: So, the story goes:  originally a dining table…until F. Stuart Foote, President of the Imperial Furniture Company, cut the legs off of a dining table and placed it in front of a sofa so his wife could have a centerpiece for a party!

Coffee tables are the unsung heroes of the living room, blending style and convenience. Here are some tips for finding the perfect match:

  • Size Matters (yes, it does!): Your coffee table should complement your sofa, ideally half its length. We once had a coffee table as long as the sofa. With chairs placed at the side, it was almost impossible to get around. Watching our friends bump shins and curse quickly convinced us to buy a table that was the right size.
  • Material Mix: From chic glass to rustic wood, choose materials that reflect your taste.

Side Tables: or is it a Plant Stand / Mini Bar / Bookshelf / Pet Bed / Charging Station or Night Stand?  Whichever use you choose…

Side tables are essential for convenience. Here’s how to choose the right one:

  • Height Harmony: Ensure your side table is slightly lower than your seating for easy reach.
  • Space Savvy: Place it within arm’s reach, no more than 3 inches away.

Dining Tables: Photoluminescent, Live Edge, Resin, Stone, Glass or Concrete!  Let your imagine run wild.

Dining tables are the heart of your dining space. Make sure they take center stage and may be a conversation starter:

  • Fit for the Feast: Choose a table size that balances your space, not too small or too big. We had a table that was too long for the room, and we had to move chairs to get around. It was a hassle that taught us the importance of the right size.
  • Round Charm: Round tables bring cohesion and elegance to dining rooms.

Choosing the right table is an art. Let your space tell its unique story through the tables you select. Whether you’re sipping coffee, reaching for the remote, or enjoying a feast, let your tables be the stylish companions that make your space uniquely yours.

You Can Do Magic

A New Format:  1-Minute-Read Blog

Home Makeover Magic

Whether you’re adding glam to your kitchen or transforming your bathroom into a spa-like haven, I have answers to your burning questions!

  1. How do I pick a contractor? Choosing a contractor is like picking a dance partner – you want someone who can keep up with your moves. Look for trust and communication, just like with your favorite real estate agent. Investigate their reputation, chat with past clients, and check out their previous projects.
  2. How much will my project cost? The golden question! Costs depend on your project’s scope. To get an accurate estimate, jot down every detail. Renovations often lead to unexpected changes, so plan carefully to avoid surprises.
  3. How long will renovations take? Time flies or drags during renovations, depending on the extent of your makeover and any unexpected detours. Pre-plan like you’re mapping a road trip – the more you plan, the smoother the journey.
  4. How do I prioritize projects? Living in a construction zone isn’t everyone’s dream. Plan projects in phases – live in one room while others are being renovated. Prioritize based on budget and fund availability.
  5. Where do I begin? Start with research, talk to contractors, and visit showrooms. Create a look book brimming with dreamy home visions – the Pinterest board of renovation dreams.
  6. Do I need permits? Permits are essential for renovations. Your contractor knows the magic words to get them. Follow the rules to avoid future regrets.
  7. How much will renovations increase my home value? The goal is improvement, not turning your house into the Mona Lisa of the neighborhood. Be cautious with personal touches that might puzzle future buyers.
  8. How should I pay for renovations? If you’ve got the cash, go for it! Otherwise, consider a home equity loan or a revolving line of credit – it’s like having a renovation piggy bank for emergencies and design dreams alike.

Any questions?  Reach out and let’s discuss how I can help.

It’s Your Home…So Love It!

Crafting Spaces That Reflect Your Lifestyle

In interior design, the most important goal is to create spaces that match the way you live. A well-designed home combines creativity, thoughtful planning, and functional elements. Here’s how you can transform your living environment into a space that truly reflects your lifestyle.

Think Beyond Four Walls

Designing a home that suits your lifestyle means moving beyond traditional layouts. Your space should blend style and function, tailored to fit your unique needs and preferences. This could mean turning a small, underutilized room into a cozy nook for gatherings or creating spaces that serve multiple purposes.

Space Planning: Where Lifestyle Meets Design

Space planning is key to making your home work for you. It’s about optimizing your rooms and furniture placement to support daily activities. Here are a few examples of how effective space planning can elevate your home:

  1. Create a Lounge: Where Intimacy Meets Entertainment
If you love hosting friends and family, consider carving out a lounge area for casual gatherings. A cozy, well-designed space can make every visit feel special. For example, a small office that feels too cramped can be transformed into a comfortable lounge. A vintage bar, retro lighting, and memorabilia can add charm and make it a favorite spot for guests.
  2. Maximize Space with Built-In Seating
Built-in seating is perfect for those who enjoy hosting but don’t want to clutter their space. A built-in bench in the dining area adds both comfort and sophistication, giving you more seating without sacrificing floor space. It’s a smart way to blend practicality and style.
  3. Home Theater: A Cinematic Escape
Dreaming of a home theater? You don’t need a huge room to create a cinematic experience. With modern technology, any room can become a home theater. Plush seating and the latest media equipment can turn a small space into a private viewing area, perfect for movie nights with family and friends.

Personalize Your Space

Space planning goes beyond arranging furniture. It’s about creating spaces that support the way you live. Whether you love hosting large parties, having intimate family dinners, or enjoying movies at home, thoughtful design ensures your home feels like it was made for you. Don’t be afraid to experiment with layouts, colors, and lighting to create a space that speaks to your personality.

In the end, a well-planned home is more than just visually appealing. It enhances your daily life and reflects what matters most to you.

**this photograph was taken by me in our “lounge” in Dallas.  The house had a small home office off of the entry hall that did not meet our needs.  So, we purchased a vintage bar and turned this room into our Lounge.  Needless to say, it is the place where everyone wants to hang out**

Fall Real Estate Trends 2024

The luxury real estate market in 2024 is evolving rapidly, with a mix of trends that continue to benefit both buyers and sellers. Here’s a streamlined look at what’s shaping the market right now:

Market Overview

While inventory levels are increasing, the market remains favorable to sellers. However, cash buyers now have more opportunities and greater negotiation leverage. Sales are on an upward trend, with single-family homes showing a 13% increase in sales compared to 2023, while condos and townhomes saw a 10% boost. Even though the summer months typically slow down, July bucked this trend, contributing to overall growth. Rising inventory, combined with economic stability and steady interest rates, has made affluent buyers more confident in making purchasing decisions.

Shifting Buyer Preferences

Buyers are moving away from urban centers, seeking privacy and tranquility in suburban and rural areas. High-net-worth individuals are investing in luxurious retreats that offer scenic surroundings, often in resort-like areas. These properties cater to a desire for a balance between luxury living and an escape from city life, without sacrificing access to amenities like golf courses, marinas, and high-end dining.

Price Trends

Interestingly, there’s a slight decline in the median sale prices for luxury properties. While this might suggest some downward pressure due to higher inventory, experts attribute it to a rise in lower-tier luxury sales, keeping the overall price shifts moderate. Buyers are showing more interest in properties that offer value within the lower luxury price brackets.

Demand for Customization and Smart Technology

Affluent buyers are prioritizing personalization, with homes featuring custom layouts, high-end finishes, and bespoke amenities like home theaters, wine cellars, and fitness rooms. Smart home technology is no longer optional; it’s a necessity. Buyers want homes that integrate automated systems for lighting, security, and entertainment, blending convenience with energy efficiency. These features are seen as critical for maintaining both luxury and sustainability.

Luxe Outdoor Living and Wellness

Luxury buyers now demand that outdoor spaces match the elegance of indoor living areas. High-end properties often include expansive patios, outdoor kitchens, and heated pools, designed for entertainment and relaxation. Wellness-focused amenities have also become essential, with buyers seeking homes that offer private gyms, spa-like facilities, and even saltwater pools to support a healthy, balanced lifestyle.

Outlook for 2024

Looking ahead, we expect luxury buyers to focus on properties that offer a combination of privacy, personalization, and wellness. With potential drops in mortgage rates, the fall market could see even more movement, as previously hesitant sellers start listing their homes. If you’re buying or selling, partnering with a Realtor who understands these evolving trends is key to making the most of the current market.

Incorporating these 2024 trends can help you stay competitive, whether you’re buying or selling in this fast-changing luxury real estate landscape
